Hello, I'm sure multiple people have already asked this question and I won't be the last one to ask this but can somebody please suggest a basic checklist to go through when visiting a property for the first time. Because I will get many answers that start with "it depends", I'd like to mention that the property needs a light rehab and appliances. Thank you in advance.

Hello, 

I can find out which properties are available for rent in an area through several major platforms (zillow, trulia etc.) But how do I find out how many properties are being rented in an area? 

Sorry if my question is too basic or too common. I am looking actively in Anne arundel county, Maryland.

Hello Tom, any particular cities you like for buy and hold in VA over others? I'm very familiar with norther Virginia cities like dumfries manassas Fairfax etc.

Getting your RE license would help a lot but as far as I know, most of the wholesalers do not have RE license. That's why wholesalers look for/find properties that are off market (direct marketing etc.) and sell them to investors before it even hits the market versus a Realtor who holds RE license and uses their broker to sell homes that already are in the market.

I'm analyzing properties in Baltimore city lately. When using "MRIS close it" app, the monthly mortgage payment is almost $100 more and cash to close is higher when using Baltimore City as compared to Baltimore county. May I ask whether property taxes or other fees is higher in the city than the county?
