Always good to check craigslist to see how many similar properties are for rent in zip code area. Zillow and rentometer are great but it takes an analysis of more than any one.

@Joseph Tarallo rest assured we are looking at two different properties, I'm in California. How funny would that be, well maybe it wouldn't be so funny. Court date is May 11 for the duplex I am looking at, I will let you know how it goes!

What happened with the property @Joseph Tarallo ? I am looking at a duplex that is bankruptcy sale as well. It is subject to overbidding and court approval, but I am planning to attend court date to overbid.

See you there Al!

Thanks for the quick replies. I have a million more questions but I'll see if I can find topics already answering them.

My brother and I hold title to our house as joint tenants (joint tenancy). I am now trying to qualify for a rental duplex to purchase by myself.

The problem is the loan officer told me that he has to count the entire mortgage on our house as my debt. We each pay half the mortgage on our house and have for the last 5 years. Counting the entire house mortgage against my debt makes my debt to income look out of whack. Is there a way to get around counting our entire mortgage against my debt?

Anyone else interested? The more the merrier!

I am a newly licensed Real Estate agent and I can totally understand why you would want to go directly with the listing agent. Seems like you are way more likely to get your offer accepted. At the same time, this does create potential risk. Interested to hear more about this topic!

In there like swim wear

If you own commercial property free and clear how much can you take an equity loan for? And also who would it be through? I would use the equity line to purchase multifamily.

Appraised building is about 400,000.
