Hey Mark I had a similar question to selling properties after they were purchased from tax sale. Curious how you ended up taking care of title when you resold, assuming you did end up selling them.

I negotiated a 5 year NNN lease renewal with 5 year option. 5% annual increase, it doesn't seem like such a big deal but year 1 is 3233 and year 10 is 5016. Definitely increase if you feel market rent is on the up.

I am curious to hear someone chime in on this myself. I have similar questions!

I know what you mean @Kristen Watts . With my low income and bad debt to income ratio I have been actually taking less deductions to make ratios better. But yes, since depreciation is non cash expense definitely use it.

Great article and points @Corey Dutton . Contingencies are kind of a catch 22, they definitely provide safety but at the same time it is a weaker offer. Now of course this depends on the market conditions. For a well priced multi-family property in the Sacramento area there is stiff competition. All else equal, the offer with less or no contingencies prevails.

I do not wholesale but I imagine it would be beneficial to find the deals first. Find a good deal and the buyers will come!

Is there an exterior door or window close by? This is usually where I have seen water intrusion come from. I've never seen it come directly through wall unless there is a direct opening of some sort. You don't want to replace carpet until you have identified the source. I haven't replaced carpet myself so I can't give advice on the scope of work, seems pretty straightforward though.

As far as insurance, it depends on the deductible. If your deductible is 500 and repairs cost close to or less than this, just pay the expense. Your premium will go up as well if you file a claim. Good luck!!
