welcome guys. I am also from Morris County and live in the Rockaway area. I am not sure if you checked out the real estate meetings in our area. One of my favorite is in garwood, NJ. It is a bit far, out of the area but well worth the trip. The meeting usually draws about 200+ people from all over specializing in so many areas of real estate.

Hello

I have experience flipping homes and home construction. Currently I have an opportunity to partner with a wholesaler in my area for a rehab project. I have read through countless posts about JV opportunities but I am looking for a specific deal structure format.

Who does what. I know there are so many aspects of the project from dealing with the seller, making SOW, purchasing materials, lining up contractors, etc.. But does anyone have a form or contract detailing all the tasks and a fair divide of all tasks. 

I am looking for a task divide not equity or money.

It is best for you to have the scope of work or detailed bid. It is your project and no one knows better than you the exact work you expect to have done. Indicate the most minute details such as what door you want installed and what handle. Knobs or handles on cabinet doors, tiles to be 4" x4" or 12" x 24" what type of grout, paint ceilings flat white, walls eggshell, all trims and casings to be white gloss and the specific paint you want. they may be pricing you on x and you want y, etc.... You need to be as detailed as possible. Then have them sign and give a price for the work you are outlining. This way they can not say that was not included in the bid. 

They can cross off an item they will not handle or initial next to each item that they will do and include as part of their bid $. Have a section in there for "unknowns" what happens then. If they need to leave and return they will get x$, if they need to have a change order they will get X$ per hour of extra work. This way when the unexpected does come up they cant say its $500 for a return trip and extras are $1000- no here it is already agreed upon. Also give incentive. If they finish the job early they get x

You define everything.

Hello I am from NJ and my sister in law lives in Little River, SC. We are interested in looking at property in the Little River, North Myrtle Beach area for investment rentals. I am looking for a kick *** agent who may have some off market or other great deals for us to look at during a short trip down there. I would love to start a relationship with someone in the area. 

I am not opposed to fixer uppers that needs some work while I am down there.

I would suggest looking for Real Estate Networking meetings for investors in your area and start attending them. It would be a great place to meet investors who are both looking to buy and sell properties. Get out there and start meeting people and talking about what you are looking to do with your license. You don't mention your position at the bank but it could also be a great working network event. Investors always need funding and you may have some contacts to help with that. Its all about putting people in contact with each other. You help someone and it will come back 10fold.

I had Performex Gutters 973-979-4701 do some gutters on my personal home and I was very pleased. 

5" x 40' white, 2 downspouts hooked up to french drain, and the leaftech gutter protection system (no more clogged or reason to clean gutters) $375.00

These gutters are on a roof deck so you look down on them the leaftech guard is very nice looking, hides the gutter

We have also used them on some of our rental properties

I am in search of someone who can help me- Northern NJ

They always say hire someone smarter than you....

I have formed an LLC and I am flipping a house. I have another house under contract that will also be a flip. Both purchased under this LLC.

I want to use all profits for a 1031 exchange as I would like to continue with more projects. 

I talk to an attorney they tell me I need a CPA, I talk to a CPA and they tell me I need an attorney. I spoke with a real estate attorney he tells me I need a tax attorney. On and on. I would like a kick butt Attorney, CPA, whatever that can help me with keeping as much of my profits as possible.

At the same time I do not have a bunch of money to start out - looking for someone who I can grow with.

You are talking to the wrong people. 

One saying that is said often is you are the sum of the 5 people you hang out with the most. If you want to be successful at anything start hanging out and talking to people who are 10x more successful than you. It will only make you improve yourself.

the meeting is not for advanced flipper it is for anyone. I am going to attend. There are hard money lenders, private money lenders, attorneys, contractors, Self directed 401k guy, flippers, landlords, people who have never done anything but want to ---- there is a little bit of anyone there. You should go and talk to as many people as you can.

Hello and Welcome. I agree with Kenneth B. Attend the REIA's

I live in Rockaway, NJ and many of the meetings are East and South of us.  There are very few investors I meet from the immediate area but I learn a lot and have gotten to meet some really helpful people. 

Some of the meetings I recommend and do attend are listed here. 

This is my favorite, you have to be a member but the first meeting you attend you can come check it out for the price of dinner $25 (yes it does include the dinner so come hungry).
