you could find an experienced person in your area doing these flips and then your father could loan him or her the monies and you could be on the sidelines to learn how to do what your looking to do. Once you have some experience then there are ways to go about this such as hard money lenders, other non family members loaning out 401k money, etc..  With a bit of experience or knowledge you would be able to complete a project yourself and then building up.

I ask this because a friend of mine has an adoptive child and they were told it is illegal to have the child (who is a girl) reside in the same room as her son.  

We have a recently divorced applicant wanting to rent a 2bedroom apartment. He has 2 children boy age 9 and girl age 13. He does not have the children full time but he does weekends and other random weeks.

I was under the impression that when renting, children of the opposite sex could not share a bedroom. If that is the case do I rent to him? On what grounds do you approve or deny?

Is the children sharing a room of opposite sex only for section 8? I also know this applies for adoptive children.

Please help as I don't know what to do

I am in NJ and purchasing an occupied property from BOA.

you mention you

crossed referenced them on the clerk of courts site. 1 was still in the owners name, so it might of just transferred, 1 had foreclosed Jan 2011 and no writ of possession was ever filed. 1 was foreclosed 8/2011 and had a writ that had been issued and rejected with the comment "3rd party entitled to stay". The last 2 are well past the year if they were tenant occupied and the "act" applied to them.

i am in NJ so not sure if there is a similar site but where exactly are you finding the information that states if there was a writ of possession issued and or note that party was entitled to stay?

I have submitted all the paperwork and now waiting for a close date. There is still someone in the house. I have already contacted an insurance co regarding covering it on the day of the close. 

I would love to get inside see what needs to be done, get a renter and refinance it out since I will be using hard money to close in cash.
