Unless you are CLOSING on the deal, there is no reason or obligation for you to pay closing costs. The buyer should pay if you're assigning the contract, this should be offset by the discounted value you lock the house up for.

Depends in how competitive your market is. You could get a call 2 weeks from now with a deal, keep at it. The only way you won't get a deal is if you give up. 

Also, try a different list. Something that screams motivation like a tax delinquent list or code violations.

Remember​ when you mail you can't determine when a seller becomes motivated so the key is consistency.

Why would you wholesale it when you could list it on the MLS and get more?

I used to get nervous when they threatened to turn our lights out, i found real estate to be easier than poverty.

Hm....i'd pick whichever​ one would generate the most profit on a deal by deal basis. Pretty simple.

Your conversations​ with sellers need to be more informative​ and consultative​. You have to be able to justify​ your offer, figure out the sellers situation​ and interests, etc.
