Closing Costs via Assignment

As I've said before, I am new to this strategy of real estate. As of this moment, with about 3 weeks in, I am working 3 total leads. One is most likely just going to be a listing with me, as I am a Realtor. The other two leads are in a good position to be wholesaled. 

I know that there are two typical strategies when closing wholesale, being a double escrow and an assignment. 

So my question stems from utilizing an assignment... Since this isn't technically considered "closing" the deal, am I still going to need to pay closing costs on the seller's behalf? If someone could shed some light on the process of this closing strategy, that would be great. If I'm beating a dead horse by bringing up a question that's been asked a million times, I apologize.
