I found a couple houses to flip but I'm tied up with the current housing I'm rehabbing. How do I go about

finding people with cash and using their money to buy and flip houses? I don't have any friends or relatives that have enough money to buy and flip a house. Is it hard to find people who have cash?

@Virginia H.  Be careful about paying because it might make you look guilty. Real estate agents are not lawyers. You might need to talk to a lawyer if they insist on you paying.

I actually argued this point a long time ago about people who flip houses. A lot of times the houses are over 50 years old, so the plumbing doesn't have much life, but no one wants to replace something that is working especially since it will cost alot to replace all the old plumbing in the house. So if you do remodel it and it does leak, then you have tear all the work you did.

Maybe tell them that their real estate agent and the house inspector should chip in, since they all made money off the deal lol. I know it sucks but its just life.

Hi,

Its getting harder for me to find homes to flip. I read several real estate books and I heard about buying houses from homeowners who can't make payments but I never got exact details about how to do this. How do I find these type of people?

What about buying houses for sale because of taxes owed. I tried calling the county but they were not very helpful. Have you had success with any of these strategies. Also if you have other ways to find properties please let me know. Thanks

Has anyone worked as a part time real estate agent. I would like to get selling houses but I don't wanna quit my 9-5 job. I would think that since most buyers have a 9-5 job, they would wanna meet after work and see a house. Has this been anyone's experience?

So I'm almost complete with my rehab and it was really scary. I realize why contractors have such a bad name. I was wondering how do you guys protect yourself from bad contractors. Do you do background checks? do you have legal forms you make them sign? I was reading online that its pretty hard to get your money back if a contractor just runs away. The problem is that they require 25% to start doing the work. Also how do you check they are competent? If you can please share your thoughts or experience I would appreciate it.

Hi,

Can someone recommend some contractors and home inspectors in the st Louis area. 

How do you find contractors and inspectors, I contacted a few contractors from google searches but their prices were very high. I put a post on Craigslist and I got good prices but they had criminal history. I'm not sure that they will do the work, I heard many stories of contractors taking money and never doing the work.

shhhhhhh don't tell anyone. I'm already working on this idea haha.

But I think you guys are so wrong. I don't think its about generation, its about income. I know alot of people who are considered in the bottom 50% and they hate that they have to pay 6%. These are the same people who are the DIY type. If they would spend their weekend fixing their car, probably saving 300 dollars. You better believe they would try to save 6% when selling their house. The problem is that zillow doesn't really offer anything. It just shows your house. It doesn't guarantee anything and that's where it would make a buyer nervous. I think a company who could guarantee something would do really well.

I know people don't like to mix business with politics, but politics really shape the business environment. I never bought the headline on the articles saying Detroit is making a comeback. No, Detroit is not coming back. Maybe Oakland county is coming back. You really have to live in the city and understand how the average person thinks to really understand Detroit. First they see people with money as evil unless you made it selling drugs, then you're a legend. Don't think they like landlords, they see landlords as stealing their money. So don't expect the people to be on your side when the city shakes you down. You're really just paying the city and paying for their pensions. You're not getting any services. Crime is through the roof, you better call a friend because that ambulance ain't coming, and you better have a gun because the police aren't going to protect you.

At least you are realizing that you're getting screwed. I know so many people who own small stores in Detroit, and they get so many fines. I never understood why they still do business in Detroit when they get treated like trash. Just get out, America is a big country there are many other opportunities. Westlan, Garden City and other cites are really good for renting. You might want to consider those cities.
