Welcome to the BP forum! As a first time investor, I assume you might want to be a little more hands-on for both the purchase (e.g. you want to walk through, be on site during the inspections, and drive by periodically to check on your tenants. If that's true, I recommend something close to home. If you're really interested in another state, find a good property management company in the area (there are many).

Hi, Alex. Welcome to the active side of BP! I've recently returned as well.

If you haven't yet, you might consider joining or looking for wholesalers through AZREIA (www.azreia.com). It's the AZ affiliate/chapter of the National Real Estate Investors Association and there are several regular wholesalers at their monthly meetings and the local Phoenix Club. Meeting info is on the website.

To everyone, thank you so very much. Josh, Brandon, and others recommend using this forum to get feedback. I have read other people's posts and seen the wealth of feedback provided. But it is different being on the receiving end. This was my first 'real' post (outside of my intro)... I have to say that you all have made me FEEL welcomed, encouraged, and part of something big. @Dick Rosen, Thanks for the feedback on the AzREIA meetings. Are the subgroup part of the main meeting (ie. breakout sessions) or are they held on seperate days?

I'm new, have an idea about business cards for wholesaling, and would like some feedback. These would be primarily for engaging sellers, but I am also curious about the impression these cards would leave on other, experienced investors. Here is the idea:

Basic white glossy front cards, color company logo in the top center with the business name centered below it, phone & email address on one side of the bottom section and my name on the other side followed by the title of "Owner".

I would leave these cards on the doors of target properties with a personal, hand written note on the back, with that side facing out so that it is the first thing they see. My thought is that the handwritten note causes the reader to have their interest peaked and adding "owner" conveys the message that they will be talking to a decision maker.

What do you think?
