Not a landlord yet. But i work as charge nurse in a nursing home. Many of the patients there are paying out of pocket. And i realized via BP, that in a very real way they are tenants. And I realized in retrospect that I've been solving problems for them. One thing that you might one try that has worked for me in dealing with noncompliant patients is to simply ask, "what makes you not be able to do so and so?" You'd be surprise how insignificant and thus how easy problems can be solved if you only knew what the hold up was. I say this because i noticed that you mentioned the symptom of the problem but, unless i missed it in the reading, you did not mention the cause.

So ever since i decided that real estate will be my method of generating wealth, I've been on this insatiable quest for knowledge while i save up. I've been skeptical of the gurus. But i came across David Tilney. I listened to him on youtube. There are two vids i found that are over an hour each. He does one teaching per year. His info sounds really really good. Has any one else heard of him?

Hey guys. I'm listening to David Tilney on youtube at the moment. He has a different way about landlording. I'm watching "how to put your landlording on autopilot: an interview with David Tilney." It seems that he doesn't own the properties, he instead holds a master lease on a property and sub leases properties. These are residential properties. I'm wondering what you veterans think. So i hope you can take the time and watch that interview and let me know what you guys think.

Would it be better to do a month to month lease agreement for a new tenant whose credentials are questionable so as to see how they are before doing a one year lease?

I eventually want to buy and hold multi family to start for cash flow and eventually scale up to multi unit buildings. So which towns are best in connecticut to invest in? How many units per building minimum ought i have to clear the operating expenses, and mortgage? Will a 3 family be enough for instance?
Hi jonathon, welcome to BP. Like yourself im a newbie to all of this. In your first example it sounded as though you were referring to a gross rent multiplier or GRM. Which is basically the value of a property is some multiple of the gross rent (total yearly rent). This multiple is dependent on the market that you're in. And so ought to be in concordance with other similar properties in your area and recent. I just learned that if you start up a company in Puerto Rico and flip a house in California and hypothetically profit 100k on the flip, that since you're incorporated in PR that the USA can't tax that profit. And PR has wicked low tax rates. Is this true?
