Thank you, Tom. I am aware that I lack experience. I don't know what I don't know. ;-) What other information do I need to come up with? 

I'd already pretty much decided the ROI is not high enough. Not enough margin of safety.

I ran into that just today, and I assumed it was because it's an REO and the mortgage company wants the Proof of Funds.

Tax appraisal is $64,740. It's going to be hard to find comps on it. I don't have any contractor quotes and don't know when an appraisal was last done. My dad is willing to negotiate on price. We live 6 hours away and are planning to get all the appraisal stuff done when we can get out there next, but I don't know when that'll be.

Build relationships. You can visit potential team members, like real estate agents, and just get a feel for their personality to see if you want to work with them. I think a mentor will show up in your expanding circle of friends and acquaintances over time. Talk about what you're doing with everybody you know; you'd be surprised at the number of people that are already in real estate!
