I have the opportunity to wholesale a 4-unit office building in our small East Texas

town (population ~6,000). Asking price is $305,000. The units rent for $670, $627, $725, and $667 for a total of $2689. 

Running it through the Rental Property Calculator, I get an ROI of 6.44%.

What do I need to know before pulling the trigger on this?
