Located just an hour and a half southwest of Fort Worth, TX, this beautiful house sits on the corner on two lots and includes a storage building, a water well, 2 pecan trees, 2 apple trees, 2 plum trees and a pear tree (the partridge comes and goes). The house features a metal roof, leaded glass windows, high ceilings and antique hardware. Some updating and repairs have been done, but more is needed to bring this property to its full glorious potential.

Owner financing is available.

This house is a short walk from downtown Hico, with antique shops, restaurants and museums. We live in east Texas (Carthage) and our area ranges far and wide since we're so rural. They say the best way to start a business is to find a need and fill it. Well, the need we're finding around here is a lot of people needing to either rent or buy a house with only a little money, or poor credit. We're fairly new to this, so we're not sure how to solve this particular problem. I feel like we need to help educate them on repairing their credit, but we'd also like to procure houses for them. We're just not sure of the best strategy for doing that. Do we buy a house and owner finance to them? Do we use lease options? We're talking small towns and rural areas, so the things that work in bigger cities won't necessarily fit here.

Does anybody have any experience in small towns and rural areas?

Yes, in Texas you can simply go to a title company and they will draw up the paperwork for you.

I'm not an expert on Craigslist, but the ad looks good to me. Good looking house with great pictures. In what other ways are you advertising?

Anyone in the Shreveport area we can network with? We only live an hour away and are there often for shopping. We have a possible Fix & Flip opportunity, if anyone's interested.

Hello all! We are Rowdy & Kyria Baker. We live outside of Carthage, TX in a very rural setting. We have been learning about real estate investing since Aug 2015. Haven't done any deals yet, but have several things started. In our little town, Buy & Holds will probably be the best strategy, but we are open to all sorts of techniques and methods. We're willing to go to nearby towns and cities to do deals and start the income flowing.
