I am defiantly going to speak to the land owner. I hate to have to pay to trim someone else's trees.

I have a neighbors trees that long branches that have grown across the property line and are on the roof of my property. It needs to be trimmed BAD. Has anyone ever had this problem? Is this my problem or the other owner of the tree? Local planning and zoning said that if it's over my property line that I have the right to cut it. I would post a pic but I'm on the bigger pockets app and don't can't figure out how.

    Quick question.  I just acquired 66 units (22 & 44) plex.  Do you have onsite management?  Or do you have a PM team that manages the units?  Curious anyone's thoughts on this topic and how management works for a larger plex.  Also what is the average management fee paid once over say a 12-plex?  Will you also have onsite maintenance team?

 I appreciate it.  The property currently has a part time on site manager.  I am going to be transitioning to a new property management company (current is going to retire).  I think we will move away from having the onsite.  The management fee seems like it is going to fall in the 8-10% range.

Mike Dymski I will have to do some light rehab to some units. It's 100% occupied. I will not be doing any rehab until units are vacant. All units are set to go up by $25 on Jan 1st. Most units that come available will probably rent for $50-$75 more immediately without any renovations. I plan to do a test and fix a unit up a little more than the others. I will offer it first to current renters and then to the public. I think for $125 more than current. If i get a good response I can continue as they become vacant. Mike Dymski what are your thoughts? I estimate this to cost $3500-$4500.

Bridget Smith-Osbourne it was all about my inspection. I think having an inspection with LOTS of pictures is key. That gives you a professionals opinion with proof to take to the sellers. I feel that is was a strong negotiating tool.

Avi Garg This property consist of six 8 unit buildings. I went in each unit with the property manager. I had the inspector inspect 2 units in each building. He inspected one upstairs and one downstairs unit in each. He charged me $1,000. He had originally quoted $1500 but it went faster than planned.
