I am a private investor in Southern California always looking for a good partner anywhere in the country. I am an equity investor in that I do not charge any upfront fees and need no monthly payments, but want a return when the deal closes. I ask for and get 50% of the profits usually in 3 months. Therefore, I am even harsher than the investors that Pat found that wanted 30% in 8 months. However, if you cannot make money even after you pay an investor 50% of your profits then you are not doing the deal well. It is very hard for me to invest in someone like you without any track record, but I agree with you, everyone deserves a chance. And when you are hungry and committed, you will find a way to make money. Find a really great deal and show it to me. I will fund it for you.

I agree with you Tom that what you did is one of the best things about Bigger Pockets, but you should share with us some of the details of your deal. This is so that the rest of us can learn from you how to structure a good JV.

So, Bill you admit to have done some moderately long term investing. On your profile, I noticed you are retired and do not actively participate in real estate deals. But do you still know of anyone doing trust deed investing nationwide for long term financing for real esate investors? I ask because I own a home in Georgia free and clear and looking to buy some in Missouri and Tenessee where I want this kind of financing.

I live in North County San Diego in Carmel Valley. I am a local real estate investor and a physician practicing in La Jolla. I am getting 20 to 30 to more % return on my money investing in local real estate fix and flip deals. I have been wanting to buy and hold condos here. A commercial broker who sends me deals from Orange County recently sold a package of condos in Orange County that received over 30 all cash offers. There is a tremendous demand for SoCal cashflowing properties. My thought process was to buy condos at prices that will give me 7 to 8 CAP and then sell them at 4 to 5 CAP. I would 1031 exchange into a greater cashflowing property. With this strategy, you would have forced appreciation in condos in a relatively short time.

What do you think of this strategy? We should partner up. If you can find the properties and qualify for them, I will put up the down payment and rehab costs. If you like, we should get together and talk. You should also meet some of my real estate contacts that are helping me get great return on investments.

So, in your market are you getting 70% or even less now with REO inventories ballooning?

And why don't you deal in bulk REOs? Do you not have access to the sources?

What you wrote about the 95 untouched files is interesting. But why are you calling into Countrywide Loss Mitigagion department? Is this for yourself or is this your way of getting REOs? If it is to get REOs, any luck?
