I had a property manager who was hurting my business. The girl I had been working with had gotten ill and I had to make a quick replacement, properties are in another state. This new manager seemed ok at first but let 25% of the houses go vacant. She mishandled information and sent me other people's confidential information because she "wasn't paying attention." I also had many accounting errors in my statements. Many of the tenants said she had mistreated them and I received information that she was abusing drugs and alcohol. Long story short, I went to town that month and interviewed three other people in person. I got all my information from her and fired her on the spot. Now a month later I get word from her lawyer that she is suing me for breaching the contract of 60 day notice. It is obvious that an immediate change had to be made. What are my options here? I have other people's account information that she wrongfully sent me and I can prove accounting errors. The rest is just allegations from tenants and people from the community, etc.

Are contract for deeds legal in Texas?

Has anyone done one there?

I had a scenario there, but the seller thought it might not be allowed there.

I hold a note, face value over $100k.

Which lender might use this as collateral for a secured loan? I want to takeout some working capital.

If I went through the same lender for another deal down the road, how long do they typically like to see between deals?

I have two deals lined up with two different lenders. I rarely use conventional financing.

I qualify for both deals. However, I am concerned about the second lender turning me down because the first lender left a credit inquiry. I also have been recently approved for business credit.

Is this a concern, even if I have excellent credit?

Money is the universal language

Credit is also an asset.

What you lack in resources, you make up for with relationships. Humans are the master species because of our ability to build alliances for an organized cause.

One thing I found is that most of the people I was hanging with weren't going the places I wanted to go. You are the exact average of the 5 people you spend most of your time with, so choose wisely.

Lay the foundation by building your skillset, ally with people who have what you lack, and everything will fall into place.
