Get the seller to call you before they list with an agent.

Network, bandit signs, etc.

Where should I seek transactional funding for an auction?

For example, are there any lenders who would extend a $1M line of credit to bid on properties?

What is the best way to find cash buyers for buy and hold properties?

I have lots of turnkey properties but people I've talked to are only interested in flips or in financing.

Thanks for the reply @Jon Holdman and yes we just formed a syndicate. I want to buy the bulk packages and have access to the best deals, but need to know who to talk to at the bank! The asset manager is a third party for the banks I talked to today.

On second thought I don't want to speak to the asset manager, as I discovered today it is a third party. Should I speak directly to the branch president?

With whom do I speak at the bank to discuss bulk REO purchases? How can I reach them by phone?

The asset manager is not the easiest person to track down.

Could "consideration" be "preparing this contract" or "acting in a timely matter"?

What are some creative ways to make a legally binding contract without putting down a sizable deposit?

For example, consideration doesn't have to be money, what else could it be in a wholesale deal?

Frustrated because I negotiated a deal with the seller and we agreed to a price but then I wrote $10 deposit and sent the contract. Now she says she wants 20% at least. If I wouldn't have made light of it I don't think she would say anything.
