I'm working through Praedo right now. I'm about 70% through. I haven't taken the test so I can't speak to how well it prepares you for the course. I find it to be fairly easy so far. It gives you quizzes and test after each section, you must pass each test to move forward.

My one complaint is I signed up for the cheapest version, so there is no sound, and it gets very boring after a few hours. The slides are timed and they just tick along, you can't speed up or skip. But when an important slide comes up with a lot of info you have to pause it to catch all the info.

They also sell the Utah Real estate book with the course.

Great Job! Way to stick with it while learning. Good luck in 2017

@Jay Hinrichs Jay I have a question for you on the other side of the argument. I am currently working on getting my real estate license, so I have been curious about this subject.

Is there a conflict of interest in being an real estate agent and buying an investment property? What sort of disclosures or agreements does an real estate agent have to give a seller if you are looking at buying a property that you know is under market value? Do you notify the seller that you are an licensed agent and have them sign an agreement stating that you are not acting as an agent of the seller?

I know this is a heated discussion on here, but it seems to me in states where people can legally wholesale, unlicensed wholesales could be necessary. They can get properties much lower than ARV and sell without having to worry about fiduciary duties as a licensed agent.

Another easy way a lot of people can save around $100 per month is cell phone service. There are a lot of Cheap or free services out there now with no contract. I had to get Verizon when I was working in Wyoming and it cost me $130 per month. When my contract ended and I switched to Freedompop and now I have no monthly cell phone bill. I have had to pay the $10 top up maybe 4 times in the last year. So that $130 a month in my pocket. Ting is another cheap phone service, and more are popping up all the time.

I don't think I've heard a BP podcast with a Utah guest, but Cody Hofhine has a podcast about wholesaling. He lives around Salt Lake City and wholesales on the Wasatch Front. I'm not sure if he has any Utah specific episodes, but he does talk about strategies that work for him.

I know what house you are looking at.

Not trying to discourage you but there was a double homicide about 3 blocks away just a few weeks ago(3636 Ogden ave).

If you are looking to BRRR 3/1 in that part of town are going to rent for 850-950/month. So you can decide if the numbers work.

From what I can see houses vs assessed value are all over the place. Some Sell for twice the assessed and some sell for 75% of it. I think it is really dependent on neighborhood and home condition.

@Devin Deswert it was the same for me, I would stay in town for a few months and then hurry back to Denver as soon as I could. I also fought living in Ogden at first, choosing to live in SLC and commute to Ogden everyday. But after almost a year of commuting 45 min each way I gave in and moved to Ogden. It's really starting to grow on me, so now I am setting down roots and looking to buy a place.
