Spokane is definitely an option @Katy Fry. The listed prices are typically lower, but there are a few things you'd want to research in more detail. 

1.) Tenant rights. Washington is very tenant friendly, meaning the process is slower if you need to evict bad tenants. 

2.) Neighborhoods. Be sure to know the neighborhood you're potentially buying in. As some neighborhoods in Spokane have higher crime rates, etc. 

Again, these are just my opinions and I know there are some great properties in Spokane.

Hi- 

I've been having a hard time finding any REI meet-ups in North Idaho, so I feel it's time we start one. A monthly meet-up would allow new and experienced investors to build a real estate network within North Idaho, and could potentially lead to partnerships, etc.

Is there anyone in the Lewiston, Moscow, Pullman and/or Clarkston area that would be like to attend these meet-ups? Please respond if you're interested. I'd like to get the ball rolling, so we can have a January meeting.

Welcome @Carlin Andersen! Don't feel alone, I recently graduated college and now find myself diving into REI. For me, the podcasts are a great tool for helping me understand all sorts of REI terms/strategies. I live in North Idaho now, and find myself looking in the Spokane and CDA markets.
