As a new member one of the best pieces of advice I received was to setup some "Keyword Alerts" to get into conversation in your target area. It’s a great way to narrow down the site to what interests and benefits you most.

Also, if you are looking for people in your area, try clicking the Network tab at the top of the page. There you can enter your zip code to find other Bigger Pockets members near you.

Just keep networking by sending out colleague requests to members and you may find a potential mentor soon!

When I first started in REI I experienced many of the same problems you did. Working part time and going to school full-time left me little time for investing as well, which was a major concern for me. After much trial and error with several different aspects of REI, I stumbled upon land investment. Essentially it's the same concept as wholesaling, but with land instead. You spoke of virtual wholesaling which is exactly how land investment works. It is all done over the internet, which is tremendous for us investors on a time constraint. With your experience in direct mailing, you would be very successful in this avenue.

Just a friendly suggestion, but whatever it is that you end up pursuing, I wish you much success!

With your experience as an electrician, I'm sure you will make a smooth transition into the house flipping industry. I personally deal more with land flipping rather than house flipping, but I can certainly respect the potential in the house flipping market.
