Amazing Frisco flip on cul-de-sac! 2001 year build! Amazing schools. Brand new roof put on a few months ago. Has around $4,000 in foundation. Have bid. Nothing major. A/C in great shape. Has 3 car garage and fence and pool in great shape. Heater not working for the pool/hot tub. That would need to be fixed or replaced. Nice side yard for kids and dog. House already in great shape. Really nice media room. Great easy attic storage. Other than one, comps are mostly in original updates from early 2000's. Needs very minor cosmetics including paint/wall paper, some flooring, granite in the kitchen and stainless apps if you choose. Comps show black appliances. I would rearrange the masterbath because it is choppy due to owner's choice when built. The other bathrooms are fine in my opinion. With great comps with pool and us being on a quiet culdesac, I don't see any issues getting the asking price you want. Message me if you are interested!

-Foundation: 4k

-Kitchen: 5k or less (granite and change apps to stainless although a couple comps show black apps as well)

-Bathrooms: 5k (the guest bathrooms are fine. I would rearrange master bath because its choppy per the seller request when built)

-Flooring: 8k (change carpet from the stairs up. The downstairs flooring is

in good shape but there are 3 different woods between the master, guest

and office. The 8k is assumming you address it all but I think you can get

away with keeping the current tile throughout the kitchen and walkways

IMO)

-Paint/Wall Paper: 6k

-Pool heater:1.5k

-Landscape: 1.5k

-Misc: 1.5k

Total: 32.5

Updated homes in this area are currently selling over 123$ Asqft with many going under contract within just 16 days on average. I've got Four fully tenanted duplexes (one unit is in turnover currently) at $900/mo per 2/2 1097 sqft unit. The units are in varying condition, from "needs $5K in work" to "updated and rent ready", but at $900/mo, these are pretty low for the area, even for duplexes. With low vacancy and a total gross monthly income of $7200/mo, these things are quite the cashflow machines! Let me know if you are interested. thanks!


Price: $600,000 for all 4 duplexes (8 units)
Rehab: None currently (all fully tenanted), but possibly $20-40K eventually for deferred maintenance.
Rents: $7200/mo ($900/unit)--one is currently vacant while it is being updated to prepare for the next tenant.

Great Rental/small flip opportunity in Garland. This townhouse is currently tenanted at $1,150/month to very clean tenants. Tenants have been in the property for 1 year and would like to stay if possible. If you keep the tenants you would not have to lift a finger. Could raise rent to $1,200 which is the going market rent in the area. HOA dues are $74.50/month. If you wanted to flip it I believe you could shoot for a resale of $155,000 conservatively. All the sold comps are smaller than us and we are the only one with a 2 car garage. Finish out for the sold comps is nothing spectacular. I believe $5-8k to spruce up the kitchen and upstairs bath would get you to the $155-160k resale range. Very easy and straight forward deal. Please contact me for more info 8174220922 Thanks!

Amazing flip in prestigious Bent Tree Subdivision! This house sits on the 14th hole of the Preston Trail golf course. Massive rehab budget to do whatever you please to make it someones dream home. Foundation bid of $10k from Lima Foundation. Pool in great shape. Roof in great shape. Needs everything else. Appraisal based on making extra sqft above the garage to make the house of 6200 sqft. You WILL NOT find a house this size, with these features in this neighborhood! It is a full 4/3/2 2762 sqft brick ranch with a pool and an oversized lot at the end of a cul-de-sac, which backs to a wooded area! Houses in this subdivision are going for $155 (partially updated) to $183/sqft (fully updated), but I had to discount the price/sqft a bit due to it being a bit larger than the comps. Either way, this house will move quickly to a family who wants space and great schools in this highly sought after Plano neighborhood!

ARV: $399k

Rehab: $55k

Price: $274k

House needs a full cosmetic update with foundation (will be getting bid) I have budgeted for plumbing just in case. Roof is said to be 10 to 12 years old, but I budgeted to replace it as well. The house sits at 1721 sqft with enclosed garage, but IMO, best to convert it back to a garage to be in line with the comps. The enclosure wasnt done too well anyways. You will be 1321 sqft and at 50k rehab, that is over $37/ft. You may be able to get away with less. I believe you can sell between 237k to 250k but I wanted to keep it conservative at 240k.
