Turnkey, fully renovated rental! Estimated As-is value is $125,000. This house was completely remodeled. Buy it and immediately rent it out for some good cash flow and solid equity capture with no worries about repairs. As you see in the pictures, it needs appliances and they will be put there by the owner. He just did not want to put them in until closing. Our best sold comp is a few doors down that sold in 21 days for $103.85/foot. I am not suggesting you flip this property. Just showing the value. If you were to go section 8 in this zip code, you can get $1150/month, but I would ask for $1200 because I think the rentals comps can support it. This could also be a small flip, however, your rehab would probably go up as well. House needs strictly cosmetic updating to be ready for tenants. Super low DOM in the area as well. I have an appraisal, a survey, and a scope of work. Appraisal based on making extra sqft above the garage to make the house of 6200 sqft. If you didn't do that, in my opinion the house is worth 1.35 million without the extra sqft. Great profits in a no brainer neighborhood!
