This house sits on the 14th hole of the Preston Trail golf course. I have an appraisal, a survey, and a scope of work. Appraisal based on making extra sqft above the garage to make the house of 6200 sqft. If you didn't do that, in my opinion the house is worth 1.35 million without the extra sqft. Great profits in a no brainer neighborhood! 

ARV: 1.45M (Have appraisal)
