What phone number app or service do you all use for lead generation in your marketing? I know many people use Google Voice but there are many out there.

I want to use one that records the conversation that will help with follow up. Does it have them leave a voicemail message right away for you to follow up, or does it ring to give you the chance to answer it first? What are the legal issues with recording conversations?

And would this same service work as an emergency number for tenants? For if they have something more urgent than would be best solved by submitting a work order through a tenant portal?

You are likely doing this already, but definitely study up on tactics to address the items that are negatively affecting your credit. I have been working with my sister on the subject because her credit is also low, and I was surprised how simple it was to bring her credit from the low 600's to mid 600's in just a few days. And now we are taking steps to slowly bring it up from there which has been more time consuming. If you want to know the steps we took just PM me, but it's not as difficult as it might seem!
