Hey BP,

I have a 5plex in Tucson AZ that I have been converting to furnished rentals for travel nurses. All of the utilities are in my name. My plan is to buy solar and put it on the roof. What do I need to know before I do? Any gotchas or things that people aren’t normally aware of? Any things to watch out for? Any help would be appreciated.

Tucson investors!

This is an open invite to drop by Crooked Tooth Brewing Company (Located just north of Downtown) on the 21st of January at 6pm for our monthly "Invest Tucson" real estate investing meetup (just recently named).

This event is open to anyone with an interest in real estate! We typically have around 10-15 people who are at various experience levels and from different backgrounds. Most of us have known eachother for a while so we like to get together at local businesses in town and talk real estate investing and catch up but don't be afraid to swing by if you are new to the real estate world or haven't gone to a meetup before!

We are going to have a few tables reserved on the back patio, and if you get there and there's a group of people talking about buying houses then you're probably in the right spot :)

So the deal was off market no real estate agents involved. I bought the property from a co-worker of mine at Davis-Monthan AFB. He completed his second retirement and was moving to Florida. We had a conversation about what he was going to do with his primary residence after moving to Florida. He gave me the price he wanted to sell the property for and told me it needed multiple of repairs. I checked out the property in person and saw that it did need a good amount of work, however i saw lots of potential in the property and the location. The house is 8 minutes away from the base, the zip code is 85730. I bought the house right before the big house price increase in the city. I did a lot of work to the house, added new flooring, new kitchen cabinets, landscape work, painted the house, and other small cosmetic repairs throughout the house. I used a traditional 20% down conventional loan for an investment property. I waited six months then cash out refinanced to a 80% Loan to Value. pretty much a new loan. I am renting now as a long term rental 1 year lease.
