Hey Mason, I’m out here in Tucson AZ as well and have been wondering the same thing. Wish I could help out but let me know what you find out. I’ll follow the thread.

Quote from @Mason Alvarado:

Hi all,

Has anyone successfully financed an accessory dwelling in Tucson (or Arizona)?
What options are available for FHA borrowers? I want to build an ADU in our backyard and rent it out. We have the space and plans, I just want to secure financing before getting started. I know it's a relatively new phenomenon, but I've looked into refinances and HELOC's. I'm not sure if any local lenders will consider the property value once the ADU is complete when reviewing my loan application. TIA!

Quote from @Daniel Kirk:

Hi everyone, I'd been looking for wholesalers in Tucson, but hadn't found any (outside big platforms that aggregate wholesale deals). Does anyone know any good wholesalers in the Tucson area?

Yes, reach out to Matthew Justice at (661) 313-8585. Great guy. Great wholesaler!

Hello Joseph, I will send you a PM. I am in need of a good GC who also invests themselves.

Hello I own 1221 construction and remodel, we are fully licensed and insured. I am also a local home inspector and real estate investor so we work on a lot of flips. Let me know if I can help or at least offer some contacts for specific projects?

I'm sure that there are some good ones here but I've been looking for a few years now and haven't had much luck. I have a couple good handymen here though if you would like me to connect you. Just shoot me a PM and I'll send you their info.

Hey Graeme, great job getting yourself set up to invest. Feel free to shoot me a DM and let’s talk. I have a few properties in Tucson and I have been investing here for about 3 years. I can show you what I’ve picked up so far and give you some ideas for yourself.

Post: Thoughts on renting by room for a MTR for slow season

All MTR demand has really dropped off in Tucson this summer. Even last summer was a lot better. Sounds like the travel contracts just aren’t being given out and there is way more options available on FurnishedFinder for travelers coming to the area.
I rented by the room for a little bit and what I learned is the location and the room to bathroom ratio was really important. Also little things like door locks, assigning cabinet space, parking, and noise control were important. Also, a room rental a lot of the time needs to have some luxury items that draw attention like a hot tub, pool table, nice entertainment area, etc.

I know a couple friends of mine that are also in MTRs are switching theirs to long term to get people in. It’s just not the same as it was the last couple years for the mid term people like us.

Hope that things change but it’s looking like we might have to pivot to different strategies if they don’t. Im working on setting up contracts with companies and improving my marketing to get ahead again, but let me know if you find something that works. Best of luck!

Hey Billy, I do a meetup in town once a month if you’re around. We will be doing one around mid way through this month. There are a few others here as well. I do buy and hold with small multifamilys and rent as corporate rentals mainly. Let me know if I can help you in any way!
