@Justin Aguilar If you're interested in buy and hold's then I'd check out @Brandon Turner's book "The book on rental property investing" Great place to start for someone looking to get into this niche. Also if you haven't checked out the beginner's guide (www.biggerpockets.com/ubg) then I would strongly recommend that to start. Good luck!

Welcome to BP! It's full of great information for everything you described. Start with the Ultimate Beginner's Guide (www.biggerpockets.com/ubg)  to get yourself a solid foundation. Invest in your education first and foremost! It's gonna take time but this is the most important part.. after reading the beginner guide, use bigger pockets to fill in your questions and start your journey there.. Good luck @Ronald Welcome

Welcome @Miguel B. ... I'd say your first step would be to start with the Ultimate Beginner's Guide written by @Brandon Turner and @Joshua Dorkin .. It provides and excellent foundation to someone just starting out. After that, just let biggerpockets be your map and use the people on here to help you out! There's tons of information all over the site. Since you're interested in rentals, I'll recommend another book by Brandon called "The book on rental property investing"

Yup just use the rental calculator and type in the terms of you seller financed deal that you would offer. Just play with the numbers to find an interest rate, length of loan, and purchase price that would work for you and the seller. Hope this helps @Willie Morales

You're doing fine... Gets a little frustrating waiting for things to click in your head better but just give it time it'll come.. Anything worth doing doesn't happen overnight. Stay dedicated for a long period of time and you'll be surprised how much confidence you gain.. Good luck!!

Just don't get overwhelmed. Realize you have a long road ahead of you to learn everything you need to know.. You're going to be a very busy person, so dedicated 30 minutes/night or a couple hours a week is a very achievable goal. Don't let the lack of time get in the way of your dreams. I would recommend "The book on investing in real estate with low and no money down" given your current financial situation. And since you say you are a beginner I'm going to recommend the always amazing Ultimate Beginner's Guide (www.biggerpockets/ubg) Builds a great foundation for new investors.. @Joni Fletcher You are missing a lot of expenses in there. Be careful as this is how many investors get burned! You are forgetting to factor in basic repairs, capital expenditures, vacancy, etc.. I would recommend @Brandon Turner 's book "The book on rental property investing" ... It lays everything out for you step by step. There are many more expenses that you need to consider than just the mortgage. Check out
