A couple questions about house hacking in college with friends:

1) Should I tell them I'm their landlord even though they live in the same house with me and I am their friend?

2) When applying for an FHA 203k loan, will I need a cosigner because of the student loan debt or does that not count on my DTI ratio?

3) How can I improve my odds of getting approved for a loan without a cosigner as my parents have told me they won't do this.

Just wondering what certifications were needed after flipping a house such as electrical, structural, plumbing, etc. that must be met before you can sell the home? Wondering how many experts need to be brought in or if a general contractor can do all your certifications for you themselves? Thanks!
