@Gadiel Del Orbe just understand that EVERY SINGLE PERSON on BP has felt similar fear going into at least one of their deals. Be it their first deal or one with skinnier margins than they’re used to, everyone has experienced trepidation at some point in their investing careers.

As others have mentioned, make sure your fundamentals are in place and then you just have to jump in. You may not hit a home run on your first deal, but at least you’re at the plate taking some swings.

Once you figure this thing out, which you will if you DON’T QUIT, smoother sailing is headed your way.

Get everything done and reassess what needs to change moving forward so you don’t find yourself feeling trapped like you probably do now.

It already sucks. You might as well keep going, push through it and reap the rewards of your hard work. But, as many have already said, if this stuff was easy, everyone would do it.

Great article you linked @Katie L.! Very informative. Something I'm recognizing is how personal the decision is to form an LLC, increase insurance protection or some combination of the two.

Good idea to go check things out for yourself. I would add that when you get your own boots on the ground, you may find that areas that looked really rough on paper (or on Google earth) may not be as bad as you intially thought. Obviously, the opposite could be true as well. 

There are parts of our city here that may seem really suspect from a distance, but when you get up close and see what's happening in the neighborhoods and surrounding areas, you find there are some diamonds in the rough. I don't know the Memphis market at all but I bet that that's the case there as well.

Welcome to BP Robert! I only WISH I knew about REI when I was in highschool. You will certainly have a leg up on the competition when you get to be my age.

Read as much as you can on the subject here on the forums, from REI books and anywhere you can get your hands on them. Good luck!

Since you’re in an excellent school (you guys at UCSD are the smart ones in town ;), you likely have above average study habits already so you’re in the right place.

Go to the BP bookstore on this website and literally pick any of the ones about getting started. This group here on BP is an invaluable resource in general though. Good luck!
