AI CAN'T TARGET MOTIVATED SELLERS!!!

It is all a stupid scam to get you into buying their latest new program. Nothing can target motivated sellers. NOTHING! Do not get fooled!

The reason why nothing can target motivated sellers is that when someone becomes motivated ONLY they know that they became motivated.

Nothing else can know when someone is about to become motivated.

Here is the mistake so many make.

Everyone assumes that foreclosure, absentee owners, job loss, relocation etc. etc = motivated sellers.

If that were true, it wouldn't take you 3000 mailers calls and texts to get just one lousy deal. So it is a FACT that people on your foreclosure, absentee owner, job loss, tax liens etc. etc. list are NOT motivated.

So here is what is going on.

Everyone makes the wrong assumption that foreclosures imply motivation and that now becomes a fact to them.

OK now, pay close attention. Well if foreclosures are motivated, and AI can easily find people in foreclosure, in 3 seconds, this means that AI can target motivated sellers.

Wrong! Fail!

If more people used their heads, and less people kept on regurgitating absolute nonsense, this ENTIRE space of REI would be far more successful. But people keep making outrageous claims and people buy that crap.

Stop the spread of nonsense, please.

Who gives a damn if AI can find 3000000 people in 3 seconds if none of them are motivated sellers. You just found a speedier and easier way to fail. That is all that post is saying.

Based off your response, I don't think you actually read my post. Additionally, your response seems 'cut & pasted' as you bring up things, which have nothing to do with my original post. 

I don't engage in online shouting matches.

As a developer I'm having bittersweet feelings about all of this. I love the creative process and I have so much respect for architects and designers. But I'm also looking forward to the cost savings. I'm spending between $35,000 - $50,000 per project just on architectural, engineering, and design fees alone. Not to mention as I said above, most of these creatives are crazy busy and take months to come up with a useable plan.

Zaha Hadid Architects have already started to adopt AI into their business. They recently used AI to generate 100,000 designs for a building interior in 27 hours. Excessive example, but you get the point. link.

I know there is always going to need to be some human involvement when coming up with usable buildings. But I'm stoked to see how AI changes the game in both residential and commercial real estate development. What do you guys think? Am I missing something?

AI can do driving for dollars and it's 102.3X - 300X more efficient than manually or virtually driving for dollars... follow the math below:

The major difference between manually (or virtually) driving for dollars, and using AI, is the efficiency and cost savings. AI visually scans thousands of homes for physical distress and can complete the D4D job in minutes - not hours or days.

Here is an example.. Let's say you want to build a lead list of 1,000 physically distressed homes in a target zip code with a distress rate of 10%. This means you would have to drive by 10,000 homes, and review each home to look for different signs of distress.

Now imagine that it takes on average 10 seconds (some homes may take 1 second, while others may take 120 seconds) to quickly look at each home for physical distress. To review 10,000 homes it will take 100,000 seconds, which is equal to 1,666 minutes, which is equal to 27.7 hours. This number does not include the time it takes to drive to the target neighborhood or zip code - so lets be conservative and add another 3 hours since you would have to do multiple trips to your target neighborhood or zip code to review 10,000 homes. So in total time to review 10,000 homes, it takes around 30.7 hours..

AI can complete this entire job for you around 18 minutes… That’s 102.3X more efficient. An entire blog could be written about the cost of manually driving for dollars… such as paying for gas, depreciation on your vehicle, the cost of your time, etc.

In another example, imagine you are virtually driving for dollars in the same target neighborhood and zip code.. This will take you even longer to get 1,000 leads. It took me (who is a coffee addict and very quick with the computer) 9 hours to review 1,000 homes for physical distress. Now if I wanted to review 10,000 homes, that would have taken me 90 hours.

AI can complete this entire job for you around 18 minutes…That’s 300X more efficient.

In conclusion, you get the same outcome from using AI, and manually (or virtually) driving for dollars. Although with AI you are 102.3X - 300X more efficient and it costs significantly less. We all know that REI and wholesaling is a numbers game...

I've continued to pull list with the intent on doing some cold calling & reverse driving for dollars but I've been kind of limited in getting out at a decent time due to my actual day job and family time.

I don't really have the funds to invest in a VA right now

I'm till taking time to learn the industry when i can

What more could/should i be doing while the campaign is running?


 You're going to have to do some outbounding to get some deals going! 

I would suggest looking into new technology in AI to help get you ahead.
