@Ross Aveila While I have never personally used them, I've recommended Visio lending to many people, especially on the STR side. They do require 20% down usually but loans are based off of unit itself(i.e. rental history) Feel free to reach out & I can send you the contact info for my go-to lender there!

@Pearce Trenary Looking in Florida would be a great start. I'm not sure exactly where you live but a good bit of the state is dependent on tourism, hence why it is does bring such good returns. Lots of STR's tend to come furnished already. In your price range you would be looking at condo's & townhomes primarily ( In my area at least). Best of luck to you!😁

Blake hit the nail on the head! The Gulf Coast (Panama City - Pensacola)  seems to have great returns. On the micro side-  Inlet Beach, Destin, West PCB all have different growth opportunities going on right now.  I always say Short Term Rentals are the best returns, if that's something that would interest you I highly recommend the above mentioned areas. The management up front can take some time but after the systems are in place, it becomes pretty automated.  Best of luck to you!

I'll piggy back on the Warrantable condos, somewhat. If they are warrantable, there is lender options for 10% down. Outside of that you are looking at 20%+ down.

Income, I typically try to find that 20%+ Cash-On-Cash Return for my investors. That leads me to management.

I always recommended self-managing. It takes some upfront time getting cleaners, handyman, etc. in place. But systems can become very automated after that!

I cant speak for the rest of the nation. But here is Destin/PCB, we had a few week slow down that actually seemed to extended our peak season later into the year(2020). The numbers didn't change & have actually done exceptionally better this year. Many landlords are still being effected my the moratorium on the LTR side. It all comes down to your goals are risk tolerance, but the STR market has provided great returns through all of this. Best of luck! :)

Short term rentals are going to be your best return in the area, you might have to put in more work up front setting up a reliable cleaning crew and handyman, but after that things become pretty automated.

@John Underwood Has got the right idea! But it all comes down to the numbers & for some of the units at The Shores of Panama they look fairly decent.
 
Would you rather own a home or a condo? What's your long term goal? What are the returns on each? What's your price point? Would you want to vacation with your family here? Answering just a few of these would help you better understand what suites your needs.

Hurlburt/ Eglin has some great investment opportunities. The multi-family market is slim, Pensacola will be the primary place you find these though. Depending on your niche, we have a big Short-term rental market. What specifically are you looking for in an investment?
