@Karan Shah

@Michael McKinney is dead on. Tarrant county is so overlooked by landlord investors but it seems the list of large companies building large facilities with lots of employees on the Fort Worth side is never-ending.

@Max Amillion I am in the same boat. I really want the solid surface the hotels have.

Maybe they have a tub version of this https://www.homedepot.com/p/American-Standard-Ovation-32-in-...

@Joel Corrales Consult your accountant.

But to me you're overthinking this. This property is being rental at a loss. It will show up on your taxes that way.

@Ryan Richmond that is a crazy one. Glad it didn't go much longer before figuring that out. It could have be the cost of a new system.

@Andrew S. Yes OnSightPROS is a solid company with a solid product. $150...it's worth it. They schedule with the tenant, drive there, document everything, they have hardware expenses, insurance, vehicle, etc.  And yes property manages should do this. But they will need to that for the inspection also. We do our inspections for less. But again its worth the $150.

@Sheena R Roth

I have not listened to that episode. It seems like a lot of people have great gimmicky stories about how they get creative when managing properties. But really all you have to do is notice the tenant that their rent is being moved closer to market rate. They will understand. They won't like it. But they will see that everywhere they are looking to move charges just as much.

@Rebecca Schnur

I think you're right to carefully consider your options with Stessa, especially given the importance of security in online financial transactions. It's true that Stessa, as a free service, might raise some eyebrows. It’s often said in tech that if a product is free, you might be the product. This doesn’t always mean there’s a risk, but it’s something to think about in terms of how your data is being used.

Additionally, Stessa is a part of Roofstock, which could have its pros and cons. While this affiliation might bring certain advantages like integration and streamlined services, it’s also worth noting that many tech entrants in the property management sphere sometimes miss the intricacies of real estate management, focusing heavily on financial aspects instead.

If you're looking for alternatives, you might want to consider other established platforms that specialize in property management, like AppFolio or Buildium, which are paid services but widely recognized for their comprehensive features and security measures. My office has used both of these and currently uses Appfolio.

@Robin Evans Sure provide everything you can. It will reduce the potential backlash from them. We send photos of how they left it to remind them. In Texas I then send them to collections. It's rare to collect but it's out there for the next landlord or lender to see.
