Post: Detroit Multi Family

Hi everyone,

I'm new to the Multi Family space and am looking at the Detroit market to start investing in apartment buildings of 80+units or more. Looking for B to C+ neighborhoods with rents in the $700-1000 range.  I wanted to get some feedback on how that market is in this space. Obviously there are goods and bads to every market, but I've heard a lot of mixed messages about Detroit. I know there is a revitalization underway but also still some very bad areas. I'll be flying out there in the next 10 days to take a closer look myself but wanted some feedback from anyone that can help.

Thanks!

Kyle

Hi everyone,

I'm looking for suggestions on a CRM to use, right now looking for a system that is free but may want to upgrade as we build our database.  What are some of the best free CRM's out there?  I've heard about Zoho and Insightly, any feedback on these two?

Thanks,

Kyle

Hi everyone,

I am interviewing several property management companies and wanted to make sure I am covering everything.  Any suggestions on the specific questions I should be asking when interviewing them?

Thanks,

Kyle

Hey everyone,

Anyone here invest in San Bernardino County or Riverside, CA?  I'm a local investor here looking for brokers and property managers in the area to meet with. If anyone can point me in the right direction or make an intro that would be great! I'm in the market for 80+ unit buildings in a B to C neighborhood and an add value component.

Thanks,

Kyle

Hi everyone,

I am looking into investing in MHP's and trying to research all of the downside, which there seems to not be too many.  My question is, there is a lot of talk about how it is a positive that it costs thousands of dollars to move your mobile home out of a park, in which case your turnover is very low.  But on the flip side, isn't just as bad if and when you take over a distressed MHP with high vacancy?  How do you fill your lot when the costs are that high to move a mobile home?  Just wondering if I am missing something and filling vacancies is easier that I am thinking.  Any feedback wouldbe great.

Thanks,

Kyle

Post: Commercial Real Estate - Is it going to crash?

Hi BP,

I've been doing some research on commercial real estate and large apartment buildings. I currently invest in SFH but looking to get into some larger deals now. In all of my research there are mixed feelings on whether or not there is a huge crash coming in this segment. Does anyone have any feedback on this?

Thanks
