Hey BPers,

I'm getting ready to do my first flip and wanted some advice on using a wholesaler to find my properties.  Does anyone have any horror stories or reasons why using a wholesaler would be risky?

Thanks,
Kyle

Hey BPers,

I am in the process of planning out my first flip and need some help with fully understanding how both hard money and private money works.  I know the basics but can anyone tell my what the typical structure is for both hard money and private money?  An example would be helpful!  I am looking in the $300-500k range plus an additional $50-100k for the rehab.  We would likely bring 20% to the table.  Any help on this would be great, thanks everyone!

Kyle

@Victor Jernigan

Hi Victor, we have boots on the ground in Knoxville and these are the two neighborhoods where our partners currently fix and flip.  Do you have any feedback from your experience on these two neighborhoods?  Would love to get any information I can, I will be flying out in the next couple of weeks to take a look at as much of Knoxville as I can.

Hey everyone, I'm starting to fix and flip houses in Knoxville and I'm looking for a wholesaler to work with, preferaby one who wholesales in West Hills or Sequoyah Hills.  If anyone is interested or knows anyone please let me know.

Thanks,

Kyle Mitchell

Thanks @Victor Jernigan I really appreciate the feedback!  We do have "boots on the ground" in Knoxville as they say, so we do have people with specific market knowledge on our team.  Still, I appreciate the information and this definitely puts things into perspective with me being in California.

Thanks,

Hey everyone, anyone out there doing fix and flips in Knoxville?  I have some boots on the ground out there and looking to get started, just looking for some advice if anyone has any about this market.  How is the market for fix and flips, is there a lot of competition, how are you sourcing most of your properties, what is the price range for homes?  Please let me know.

Thanks,

Kyle Mitchell
