@Todd Hensy The quickest way would be to contact a local wholesaler, but you said you did not want to work with other investors. You could ask an agent to bird watch for you, but usually anything that ends up on the MLS is going to be over priced and very competitive. This best thing you can do is go out and find the deals yourself. Bandit signs seem to be the most effective, put up signs saying "We buy houses"...etc. Or you could drive for dollars. Drive around a desired area and look for signs of distressed properties, then knock on their door or send a letter. Those are the basic ones, but if you really want a deal, you will find a way to make it happen. Good luck!

@Adam Kerr Hey Adam, to answer a few of your questions. The neighborhoods you mentioned would be good, because they are hot neighborhoods. However, there are not many deals left out there which will give you a high return. I would recommend starting with a SFH or a condo if you can find one at the right price.

As far as your financial question. You can acquire a property with 5% down on a conventional loan. Just make sure you have enough money for the repairs or look into a 203k loan. Hope this helps!

@Dale Stevens thank you for the advice. Do you have any recommendations on groups to join or start with? Also, any websites like Meetup that you use to find meetings to attend to?

@Gerardo Dominguez I have not attended any meetups or joined any clubs. From what I have been reading, that seems to be the best strategies. I have worked with a few investors, right now I am currently seeking to expand my network and get more projects completed. Does anyone have any advice on the most effective way to find investors, specefically in the Chicago area? I have looked in to Real Estate clubs, meet ups, Craiglist ads....etc. Any advice on what has worked for you or some one you know would be much appreciated. Any type investor would do, whether they invest in small or big projects.

Does anyone have any advice on where I could possibly get a private or hard money lender to cover 100% ltv? Or does anyone have any advice on how to piece different funds together to cover 100% of the acquisition and rehab funds needed? Any advice will help, thank you!

I would first find out why you are not getting the best responses. It could be the quality of the house, the price in which you are asking, or the way you are reaching out and presenting the home to them. Those in my opinion would be the major ones, but it could possibly be something else also. Once you have that questioned answered, then re-tool and continue to make contact with as many Realtors in the area as possible. "You miss 100% of the shots you don't take" - The Great One
