I am working my way through the BP Podcast and keep hearing the wisdom in getting a realtors license so you can have access to the "MLS." Is this not the same thing as realtor.com, zillow, etc? That is what I've been using for a year now to find and buy properties. Am I missing something? Is the MLS something different?

Trying to pinpoint our list price on a flip and doing comparisons with recently sold similar properties. While looking at sq ft, location, # of beds/baths is great-I really want to see the interior pictures of the homes that have sold. It seems like sites like Zillow do not keep them-or i am just not looking in the right place.

Is there a place I can find these old listings that includes the interior pictures online? Or am I SOL? Of course I can look at "for sale" homes-but I think getting at "sold" homes would give me a more accurate comparison.

Given our market and what I am trying to sell-a small 3/2 for 115k-it doesn't make sense to invest in the larger staging materials like furniture. We don't PLAN to do many flips either. I will roll with the small touches like curtains, rugs, etc. Thanks @Account Closed for the advice. I agree-this is not a one size fits all. Spending a couple grand on staging for a house as "small" as mine is silly.

I have a home in Michigan City that I am considering selling. 2 bed 1 bath, rents for $700 but could easily get $750-$800. Have a long term tenant now so giving them a deal. Lease is through Feb 2021. Turnkey.

I hear you. My current bank doesn't want the loans in the LLC name-even if we offer a personal guarantee. I am stuck. Sounds like this isn't a huge deal though. Thanks for the help.

@jon reed-I appreciate your response. That is what I was starting to understand-the MAIN purpose of the LLC is to protect me personally from claims. In short-it still makes complete sense to form the LLC, put the deeds in the LLC and all transactions in the LLC, and still have the loans in my personal name if I have to. Would you agree?
