As we March forward(or should I say “left?) into insanity me as a small time landlord, 5 doors, is getting absolutely killed. 2/5 of my tenants aren’t paying or even attempting to communicate anymore because they KNOW I have zero recourse. The eviction moratorium is going to extend through Jan31 and I’d be shocked if it doesn’t continue to get pushed out. What the hell are we supposed to do? Is there any financial support out there for landlords/rent assistance that I have missed? Seriously considering throwing in the towel and selling while the market is still magically high. After these unconstitutional government overreaches I have zero doubt they will happen again anytime there is a new “crisis.” The writing is on the wall-we’ve gone mad.

I am going to assume that the neighbor did in fact own the home. I am also going to bet that there is no will. If that is the case and the daughter is the only heir am I correct that the daughter is the owner? And is there a way to get this person's name?

You provided some great insight and tips. I will visit my local courthouse. Is it as simple as requesting this information with the address of the property? Do I need to give them any reason? Are their typically fees? Same question(s) on the will, deed, probate records. I've never done anything like this so I apologize if I sound like a big idiot. It's probably because I am!

My neighbor passed away last year. He lived alone and has no family or good friends in the area. His house has gone unkept and I fear that it will crumble until the county takes it due to delinquent taxes. I' love to get my hands on it first as it could be a good flip/rental but do not know who is in control of the property. I have heard rumor that he had an estranged daughter that has control of the estate because she is the heir-but I cannot get her contact information to save my life. Does anyone know of a way to find out who is in control of a specific estate? This is in Indiana-not sure if that matters.

I’ve read in Indiana that we cannot evict due to non payment. Is that still the case? I have a problem tenant who has made promises and broken them. They have not paid April-and May is due tomorrow. Are my hands still tied or have I missed an update?

All-Thanks for the feedback. We got a quote and a couple options to install separate HVAC in the upstairs-and it is NOT cost effective. I am going against the grain and recommendations here and will have one furnace, one thermostat, and have that thermostat locked. Neither tenant will have control. I talked to my property manager and they claim this is common in our area. I also have a colleague who lived under similar circumstances. If this costs me $50/month in rent for both units then so be it. Also-I will have the utility bills(s?) in my name and will increase rent by historical averages to make up for it. I will advertise as such to make clear the increase in rent will be offset by this utility savings. 

I am curious how this will "sell" once on the market. We are a couple weeks out. I will make sure to update you guys on struggles or successes.

@Brad Moore always 30 year. I’m all about cash flow. If the time comes one day where I have a ton of cash sitting around and don’t want to buy more properties-I can always just lay down chunks if I want. Because I intend to hold these LONG TERM I see no reason getting anything less than 30

OK guys, thanks for the help. I am going to get a couple quote on getting heat and hopefully air in the upper unit.  Hopefully it won't kill me. We will see!

@Edward L lauckern I considered this as well-but it's just another "rent" I have to collect. I actually planned on having a property mgt company take this over. I am going to ask them what they do or advise.

@Andrew S. the intention of the lock was so that the downstairs tenant can't turn the heat up to say 85 degrees (or down to 60) and make the upstairs tenant suffer.

Sounds like I need to revisit getting a quote done for an upstairs furnace and AC.
