Post: pull my credit report?

The few parks that I have dealt with have only done a credit pull once. I think that a lot of parks will require an individual to be responsible for the lot rent, as most do not want subletting of lots.

I know that these two specifically talk about Mobile Homes. If there are more, I would like to know also.

@Bill Ayers Thank you for the input. I have considered owner financing to potential buyers. I will be starting out with somewhat limited funds though and do not want to tie up all of my capital in a couple of rehabs that I am then financing. I am sure at some point down the road I will put owner financing into play though.

I am looking at jumping into mobile home investing in West Michigan. From being a Realtor I know that there are a lot of intricacies to any type of real estate deal, and that mobile homes are a different animal.

I would like to understand how the transfer of title is processed in the state of Michigan. Also looking for local or statewide lenders that will finance my buyers after I have completed the rehab.

Any advice is welcome. Thank you in advance!

I do have access to funds to put down. I don't expect anyone to give me a 100% bridge loan.

I am working on buying my first duplex which will be owner-occupied, but I ran into a wall with my financing. I was working on VA, had the approval, but the lender did not have me check my eligibility and I am 18 months short of being eligible for a VA loan.

I am now exploring getting a hard money bridge loan and looking for anyone that would have a program or the funds for a 18-24 Month Bridge loan.

The Grand Rapids Market is very hot right now. We have investors coming in from all over the country and even the world to buy properties here.

Find something is a better neighborhood with better schools. In the long run it will pay better and you can cash out with more money in your pocket.

I have to agree with Steve and Mike. My company manages many properties on that side of town, but it is a rough neighborhood and usually comes with high turnover costs.

Completely agree on this. Alot of buyers will over look condos, which can have a good return for renting. However, make sure that you or your property management company carefully goes over the association rules. Some associations do not allow renting or require their approval of an applicant.
