Hi everyone!

I have a quick question about the first duplex property I intend to buy in a year or two to househack for my first step into real estate investing.

So the area I live in is relatively close to Boston, and mortgages are pretty high for the area. I have started doing the quick 50% rule of thumb formula (All Income x .5)- mortgage p&I and try to get a rough number to see if there is positive cash flow.

I plan on using an FHA 3.5% down loan, and I know that you must intend to live in one of the units for one year, so I run the numbers for the cashflow for after moving out of the 1 year of living in one of the two units.

However, I have not found a duplex that has had any positive cashflow after renting both units with the quick rule of thumb and was wondering if my best bet would be to buy something in in hopes of breaking even/ paying a little every month, but relying on the equity build, appreciation, and tax benefits.

I would love to then use that equity for a down payment for another duplex down the road ect.

Hi everyone! In the next couple years, the plan for my first property is going to be a duplex that I house hacking. If I am correct, but I know that there is an FHA loan for 3.5% down as long as you intend to live in the property for 1 year.

This is probably the avenue that I will be taking, but are there other forms of financing that anyone has done that will cashflow faster?

Hi Jacob!

The way that I chose my brokerage was by what they offered for training with how much your fees/ dues were.

Generally speaking, many brokerages are very similar, but at the start of the game I was very heavy on training. Do not worry about the commission cut or anything quite yet because it will take a little while before you make your first sale (most of the time).

Also take into account how close your brokerage is to your house, because if there are trainings during the day and you have time, that is more information in your pocket.

I personally am having a great time with Berkshire Hathaway HomeServices Commonwealth and the amount of training and services you get for what you pay for is incredible.

I work a full time job and cannot make 99% of the trainings, but they host trainings almost every single day as well as on Saturdays and sometimes on Sunday there are tours with training coaches to see the inventory.

This is pretty dumb, but the part that I least like about the industry is phone calls 😂 I am more introverted, so I am awful at talking to people on the phone and am trying to go very heavy with social media instead 😂
