First property Duplex househack financing

Hi everyone! In the next couple years, the plan for my first property is going to be a duplex that I house hacking. If I am correct, but I know that there is an FHA loan for 3.5% down as long as you intend to live in the property for 1 year.

This is probably the avenue that I will be taking, but are there other forms of financing that anyone has done that will cashflow faster?
