For starting out wholesaling, is doing JV deals recommended?

To me, it seems like it could be helpful to work with someone else on deals and get experience, and then when looking to scale do my own deals


Any advice appreciated

 For the contract itself, what clauses do you put in it to protect you if there's a problem during inspection or if your investors won't buy it? 

So seems like what you're saying is that a website consistently generates leads of motivated sellers.

Any tips on setting up a website? 
How long did it take you after setting up your website for it to start generating leads?
Would a simple "wix" sort of website work?
