I passed my SAFE course and my real estate exam date should be sent to me soon.

One thing I wonder about now is...They say you need a licensed MLO sponsor you in order to get your license. So I guess I need to be on he books at a brokerage for at least 1 day and be sponsored by them. How hard is it to get sponsored? Being that its a commission based position I think it shouldn't be hard but thought Id ask here. I have my associates degree, took appraisal(all the (prereq's) and tax prep courses in addition to getting my real estate license here soon, hopefully that is attractive.

My mom doesn't want the hassle of me doing loans under her license so I guess I got to go do It under a mort brokerage. After I pass the state and national exams for the MLO and get going Ill post a thread on the process to help people here since theres not much info online with all the rapidly changing requirements.

Do you ever help clients that are out of state or who you dont meet in person? Maybe using something like docusign? I asked someone I know locally who was a loan officer and they told me that now a days the banks/lenders who originate FHA loans want people to go in and sign paperwork in person, so thats why I ask.

Ive been looking at ways to get licensed, I see theres 3 ways to get a license. Through the DRE I could become a mortgage broker with a MLO license and by passing state and fed exams apparently. Id then stick the MLO license under my moms brokerage.I heard from a person who teaches the courses that isnt a problem so long as her brokerage is licensed with the Department of Corporations. Any problems here?

Any other helpful advice?

If a real estate agent gets thier mortgage broker license to provide financing to buyers would there be any problem?

I talked to a broker the other day who said if a realtor got a mortgage broker license they would not be able to provide financing because the banks/other agents wouldnt want a loan coming from a representing agent. I believe its not a conflict of interest. For your own listings I dont see a problem. So is it a problem to provide buyers of other listings financing if you are also reprezsentuing them as their agent

My mom has a brokerage, Im doing courses now to get licensed.

I have some ideas that could help her brokerage expand by marketing such as:

Neighborhood sites, 1800 number with property info, database of contacts that well email to keep in touch.

What else would be helpful? Wed implement these things 1 by 1. She does a good amount of business but its almost all from people she knows, Im trying to get her to widen her circle to people we dont know. I want to help her company, but also myself haha.

Ive read that a real estate agent can get their mortgage broker license to provide financing for buyers and its not a conflict of interest so that might be my next step after getting licensed. My mom was a loan officer for a few years and a escrow officer for over 20

Any advice people have is great, thanks.

Seeing how all offers are supposed to be presented to sellers by their realtors. Could I offer to buy properties off the MLS on owner financing? Or would there be some problem with that.

Ive read about this course before. All I want to know is if this system is still viable today? They use that option agreement and assign to a buyer I believe.

I read some that this type of a "flip" doesnt work anymore because of new regulations, 60 day wait before selling, no assigning contracts......

Is anyone using this system successfully? What do you think?

I set up a LLC the other week. Im wondering January 1 do I have to pay for a new year or is it 1 year from the point in time I registered?

Secretary of states office is closed at the moment, so cant call them until tomorrow. I got business license and annual list to pay for now, so Im wondering if things will be good for 1 year or start again January 1.

Sorry if its a dumb queston, got to know for something.

Checked out the library already, their amount of books on the subject is slim. Closest REIA is like 1-2 hours away. I would never spend $1000, Ive gotten some good stuff off ebay for $50.

Anything good out there? I got a couple good .pdfs from $1 freedomsoft trial, bought all the $1 ebooks off amazon.

Ebay courses have been a bargain.

The frustrated Investor course was good at $59, Naked investor $99. Who else has prices like this?

Im on taxliens.com, they got a $1 trial. Its pretty good for searching by county, but they dont really got a search feature where you can sort very well, especially for what Im looking for on there(land).

Im also on taxsalelists.com and just made a order, Ill let you know how that is when they send my list.

Theres a site called mailinglist.org where they sell tax lien lists of 5000 leads starting at $1000, but you cant sort it out.

Id love to know of other alternatives. I keep hearing you can get it from countys, but each has different departments with different names. I emailed 200 assessors last week for their lists, they told me they had different prices from $40-$4000. What department usually handles the tax liens for these countys?
