Question for mortgage brokers

Do you ever help clients that are out of state or who you dont meet in person? Maybe using something like docusign? I asked someone I know locally who was a loan officer and they told me that now a days the banks/lenders who originate FHA loans want people to go in and sign paperwork in person, so thats why I ask.

Ive been looking at ways to get licensed, I see theres 3 ways to get a license. Through the DRE I could become a mortgage broker with a MLO license and by passing state and fed exams apparently. Id then stick the MLO license under my moms brokerage.I heard from a person who teaches the courses that isnt a problem so long as her brokerage is licensed with the Department of Corporations. Any problems here?

Any other helpful advice?
