That is true. Seems here lately the list price is closer to what I am looking for. Does it get too complicated situation when there are more than one offer goes to the bank?

Really? A realtor said to me a few days ago that their is a flip rule for short sales. When did this come about? Where can I get this info?

I am looking at a short sale with list price of 59900 with tax appraisal of 72k/eppraisal of 68k. Realtor sent 30 day comps for the past 6 months of 35 to 37k. Needs about 10k in repairs. I was wondering if 23k is a good starting offer. I was looking to immediately fllip after the 90 day period. What is a good formula to use when trying to find a good price for a short sale?

So in an owner financing situation, the buyer's name is on the deed and payments are sent to original owner? Sorry when I searched for owner financing, an error occurred.

I had found the info before but could not today. What do I put down for the list price if I intend to assign the option? How would the closing work if I had a house with list price of 80,000 and assign for 5,000. Do I put 80 or 85 as list price on original form? Does the new buyer sign by my name beside "and/or assigns" on the original document?
