Where is a good source for creating a land trust? I was going to setup a land trust in order to do double closing to retail buyers. (This was suggested by my transactional lender.)

I have a good prospect for private money for fix and flip. I was wondering about good tips to protect the borrower in these private money deals. Since this is my first one, what are common things would make the deal more appealing to the person (interest rate, terms)

Thanks for the sound advice. I will look locally. By the way, if I make interest only payments, what happens at closing? Do the interest payments reduce the total amount of interest money the lender receives?

I am looking to fix and flip. I was wanting to do one house at a time in order to get experience at first. But in this situation, I would have to do four houses. I was looking at Labella and Associates as a possibility. Thanks for the advice.

Of course, I am a new investor. I was looking at one hard money loan situation. They require 400000 min loan at 13.5 percent and interest only payments per month. Would the monthly payments be around 5,000? Seems the profits would be eaten up pretty quickly if I don't sell quick enough.
