Thank you @Bob Stevens - I have a team in place in Cleveland, however this is my first rodeo in the area working with this team. They came highly recommended from another investor friend in the Cleveland area. I try to be as thorough as possible in gathering data and information. Your insight in incredibly helpful.

No, you are only responsible for when you purchased it. All liens are not your concern, thats on the seller's side of the HUD

 Bad idea, cant evict, tenants will use it against you.  can't rent to govt tenants, why would you not pay it its 200 or less,

 @Bob Stevens Hypothetical question here: What happens if you buy an unregistered property with tenants in it and the property also isn't lead safe certified yet?  


 Simple response, get them LOL, I just passed 5 lead inspections last week, 


 Thank you. Definitely would get them but upon transferring the title into a new titled ownership, does the new owner inherit any fines from the old owner if the property was never registered or lead safe certified? Or does the new owner get a new slate and just files for both? (for Cleveland)
