anyone in Virginia looking to JV,

im mostly targeting flippers.

I don't know what to do, I find a property and to me it sounds like a good deal. but soon as I ask someone else for some advice they say, "the deal not good enough, the numbers are not right"' for instance house 43K for house wholse sale for 55k for house 3/1 1815 sq ft. ARV 65/70k repairs $500-1000. I'm trying to get my first deal but this is what I keep hearing,

I have been receiving calls from my yellow letters, but u have yet to get my contract together, can anyone send me an example or let me know how to go about getting one together the right way, and can anyone tell me how to pull comps.
