Post: How big of an investment area?

Ok, I have heard many people say "learn one area, and stick to that area". I was just wondering how big of an area I should focus on and "learn like the back of my hand". I have heard people say learn one neighborhood, yet this seems really small. Typical neighborhoods around me only have a few hundred houses. Thanks for any responses.

Thank you very much! I hope they work out. I am just curious as to how it will work out when I present a POF from one lender, yet close with another. I wouldn't think it would be a big deal, yet what do I know.

OUCH! Three weeks? That is definetly going to cost me this deal! Oh well, like you said...what else do we do? And it says 2 days on their websites...hahahah....i have not had them return my call and it has been a week! Oh well, good luck to you!

I was just wondering if hard money lenders will usually give a pre-approval letter so you dont have to run to them every time you want to put an offer in. I know each deal is based on the numbers, I was just wondering if they can give you some paper work so you can submit offers..and then go thru the approval process after your offer has been accepted. Currently, I can not get hard money lender to answer or return calls. If/when I get in touch will them, I am sure it will be a few days before I get the approval..then I can go and submit my offer. It seems like I will miss out on a lot of deals like this...or am I missing something? Thanks in advance!

I have not attended a REI meeting. I guess this is the next step I need to take, because I would absolutely love the opportunity to shadow someone. Thanks for the idea!

I really like the idea of following an inspector around, yet would hate to pay one to go to each house I walk thru. I guess an education is priceless...so the fee is justified.
Also, I was wondering if everyone else seems to have the problems I am being faced with. Crappy additions and conversions! It blows my mind at some of the things people do. It seems like the most cost effective thing is to rip them down, yet you lose sq footage. I hate that realtors even include this type of sq footage on their listings.

Wow, I cant imagine being confindent with my estimate in 15 minutes! I guess with experience I will feel more comfortable. Also, where might I find a decent checklist? Once again, thanks to you all!

By no means am I knocking what you are doing(you are making money and I am not)...but I would have been scared of 2 of the 3 deals as they do not fit the "70%" rule.
