Thank you all for your sound advice!! I really appreciate it! I will not get involved.

Hello All,

I just bought a duplex in Ma, after a few months, one of the tenants contacted me complaining about a video camera installation from the next door tenants. I soon found out that prior to me buying the property, they have already gone to court and the judge instructed the tenant with the camera the guidelines for video camera installation (no audio and has to be facing the street), which he’s complying. The other tenant is still annoyed and is instituting I have him take it down because of her privacy. I just renewed one of the leases because they were fine when I first bought the duplex.

Thank you all for the response.  She finally agreed to move out yesterday, I gave her the security deposit she had with us and not I have to inform section 8 that she no longer reside in the unit.  I am assuming I will have to give section 8 a refund for rent paid for February. In this case I am just happy she's out!!

Hello All,

I find myself in a nightmare of a dilemma, I have a section tenant who I didn't evict when I had the opportunity for breaking my no pets allowed rules.  She has kids and I din not want her to loose her voucher.  I instead decided to not renew with her while she finds a new place. it's going on 2 months now and she's still there.  Last week she came back from a family emergency, and I told her prior to traveling to keep her heat on.  The pipes froze and burst no I have 20k+ in damages to the unit! to make matters worse, she needs to vacate the property so we can fix it.  I found out that she had no electricity because of non payment, and gas was on but was also in the process of being disconnected.  I offered to give give her her security deposit as this will be easier than dealing with lawyers and such.  Guess what? someone in section 8 is advising her not to vacate the property.  My frustration is boiling over.  The insurance company wants to fix the unit ASAP but this fine person is refusing to leave.  Wat should I do??

Wow, thank you, these are all really great advice. As a new landlord I am still trying to navigate through all of these new issues. This forum has been a great help!!

Great thank you all.  Just realized I have been doing this all wrong.  I have been getting involved and it has been driving crazy!! The lease does state rules about noise levels.  I will refer them to the rules and focus more on things I can control.  I have 2 fourplexes with the same issues.   Thanks

Please help me resolve this, I have been getting constant complaints from downstairs tenants about noise from upstairs. This is a multi family building. The tenant upstairs tenant has a young child who plays during the day which contributes to the loud noise. Has anyone encountered anything like this? If yes, how did you resolve this.
