find 10 people to knock doors from the 2 you start with..... scalable easily, yes close 3 deals yourself find a student, teach them once taught find another student close, 3, then 6, then 9 deals at a time take 50% from each closer, being personally trained students scalable yes, ensuring future deals increase yes extra earnings yes if we are comparing apples to oranges, sure but as a system to Increase income and increase deals easier, increase students of the business.....every revenue stream is just as viable as another costs wise, I would say DM is cheaper, can't argue that, but as far as your troll comment, if you dont like what I have to say, it's fine, but don't accuse me of doing something, that I would never do just for the sake of pissing people off who want a viable, answer, that just so happen I have a honest fair answer, plus yrs of experience running door to door crews of up to 50 people ...they asked, so I gave them an honest viable and scalable answer..... I hope that helps with what you were looking to achieve. much success

Lowe's hands down typically cheaper if these are your two choices Home Depot gets zero business from me due to their management and lack of care or concern for customers and contractors......do not give a dime to Home Depot.....they almost cost me my business at one point, by assisting in the theft of materials from my account from a former customer who lied, not one call nor one contact to me concerning the $5000 in materials that was not paid for by the individual......

@Ray Lai - Door knocking is scalable, very scalable. plus it's direct, engaging, and forces conversation, where as direct mail has a 1% response rate, this way your engaging potential customers and invoking a dialogue where DM, gets just the ones needing. Door knocking allows you to bring in the additional deals that may be on the fence line through the direct engagement of potential deals and additional revenue by being first man (no pun intended ladies) engagement on bird dog fees, flips, assignment, first hand in the campaign area.... saying it's not scalable is Ludacris, all things are scalable door knocking gives engagement vs a postcard to be thrown away more times than not......1% response vs direct response and engagement.....

knocking- I would say something like this: sir/ma'am, hi I'm Chris with xyz real estate investors, we are buying properties in your area, and we wanted to know does your property fit any of these criteria....., hand them the flyer, let them read the information.....if they say yes, say we have an advisor in the area and are scheduling all appointments for them to come and help you with the property. what's the best time for an appointment with you. wait don't say a word.... Schedule appoint with closer...... great do us a favor write down. appointment time on the paper and stick it on your fridge, our advisor will be here to meet up with you. or great keep the flyer and if anything comes up pls feel free to call number listed, because we do help anyone who is referred as well....you may call and schedule that direct so you can earn a referral fee for helping us out.

I would be more generalized on the campaign, because you could flip the deals that you didn't want to another investor if you specialize, you should stick with direct mail, due to specific criteria, and door knocking for specific criteria, is a waste of time and resources

daily op system ok so I have typed this several times, and i keep bumping something and it erases.....but if you are operating as a single door knocker, I think this would be best : 1. create a flyer to pass out that states you buy houses, under the following conditions: state your conditions, what kind of properties you buy, and that if they are interested in selling contact you. 2. knock and leave flyer if no answer 3. if answer ask if they are interested in selling 4. if no leave flyer, and ask them to give to anyone they know who may be selling., explain you pay referral fee for any closed deal, as long as their information is on flyer as referral along with their contact info for payment if I was using a crew: 5 knockers per closer closers take door knocker to hand out flyers, cards, post-it, whatever .... knockers are paid daily load 5 in Van car ECT take yo designated target area knock until about 8 pm screen calls for closer and lock in appointment 10,000 flyers could easily be done in a week with 5 ppl we use to clear a town say the size of Dublin GA, in about 2 days. I personally would set flyers then move to next town, set flyers, next town ECT. then get postcards, do it again post it's, do it again ECT. make sure it's done systematically so you know this street done both sides, this street both sides just keep the ppl moving.....

1. 3pm until about 9pm 2. too many variables to tell you product, to salesman, to mental attitudes, ect it's a numbers game knock 3/4 working on these answers will come shortly, apologies for time, however I am trying to give you a solid guideline and understanding 5. Polo shirts, button ups, business is business 6. any of those will work, also consider taping contact card to mailbox. just DO NOT place anything inside Mailbox.... remember this a high rejection rate, most people say no.....but like we said on crew, some will, some won't, who cares, so what, there is the next door......no matter what the sales gods love it the more doors you hit and the more people you tell......close more talk to more.....

1-1.5% is avg direct mail. 5-7. % is a stupid home run most guys that get the higher returns typically mail their list 5-9 times. avg, contact with a sale is 12 times, based on statics mailing list if possible 13 times would pull maximum buyers from list, I have found based on my experience, after 14 dimishing returns begin to come into play.

in Georgia, the homeowner can pull their own permits. I understand wanting to learn under a GC, HOWEVER I highly recommend that for your own properties, hire individual contractors or handymen, that are the best in trade. Work the job as a second hand, for these smaller guys. GC know the rules, unless they work in field on their jobs with their hands. the Craftsman are the ones you need to learn from.
